Fountain Valley , a city of 9.87 square miles incorporated in 1957, is located 30 miles southeast of Los Angeles, 400 miles south of San Francisco, and 90 miles northeast of San Diego.

4. TRANSPORTATION:

AIR: 10 minutes to Orange County Airport, 20 minutes to Long Beach Municipal Airport, 40 minutes to LAX, and 40 minutes to Ontario Airport.

BUS: Orange County Transportation Authority serves industrial and residential areas.

HARBOR: 20 miles to Port of Long Beach and 30 miles to Port of Los Angeles.

HIGHWAYS: Interstate 405 (San Diego Freeway) ties Fountain Valley into the entire Southern California Freeway network.

RAIL: Spur line located 11/2 miles east of industrial area.

TRUCK: Numerous truck lines connect Fountain Valley with all points in California & United States.

5. INDUSTRIAL SITES:

There are 450 acres (almost 9%) zoned for industrial land uses with about 20% vacant and available in parcels ranging in size from 1 to 80 acres. Included in this acreage total are 5 industrial parks or districts. The terrain is flat. Drainage is good. Subsoil is silty sand and piling is not required for average residential structures. Sizes of water mains range from 6 to 16 inches and sizes of sewer lines range from 6 to 96 inches.

6. RESIDENTIAL SITES:

The housing stock is composed of 18,477 units. The jobs and housing balance ratio is 1.56 and the vacancy rate is 3.45%. Approximately 67 percent of the housing is single-family residential, 12 percent is condominiums, 19 percent is apartments, and 2 percent are mobile homes.

Maximum pumping capacity: 42 million gallons a day. Average consumption: 40 units, or 30,000 gallons per day.

8. SEWER SERVICE:

Name of Supplier: Orange County Sanitation District.
Average daily flow: 88 million gallons per day—can support up to 108 million gallons per day.

Sewer Assessment Fee: $4.38 per frontage foot. Residential properties pay $100.00 for sewer service and fee varies for non-residential properties based upon use code and square footage of improvements.

Type of treatment plant: Primary and Secondary.
Any facilities for non-recoverable industrial waste water: No. Accepts non-recoverable industrial waste water and treats it.

Sewer connection charges: $350 per gross acre (City).
  $2,890 one time single-family residential connection for a three bedroom home and $77 average annual sewer service fee.

9. STORM DRAINS & FLOOD CONTROL:

Master plan for storm drain has been adopted and approved in 1974. Changes assessed on the following basis: $3,195.05 per acre.

10. STREET IMPROVEMENTS:

Dedication requirements: 60’ minimum to 128’ maximum from property line to property line.
Improvement requirements: 40’ minimum to 112’ maximum. Curb to curb. Full curb, gutter and paving to centerline or street required in conjunction with development.

19. COMMUNITY FACILITIES:

HEALTH: Fountain Valley has two fully accredited major medical centers: the Fountain Valley Regional Hospital with 400 beds available and Orange Coast Memorial Hospital with 230 beds, and a medical clinic.

SAFETY: There is 1 police department located near City Hall, 2 fire stations, 2 hospitals, and 1 medical center.

EDUCATION: 8 elementary schools, 1 K-8 school, 4 middle schools, 2 high schools, Coastline Community College and 3 major universities are within 20 minutes of Fountain Valley: California State University of Fullerton, California State University of Long Beach, and University of California, Irvine.

CULTURAL: 20 neighborhood/community parks (most with playgrounds), 1 regional park, 18 churches, 1 public library, 1 movie theater complex, 1 bowling alley, 7 VHF TV channels, Time Warner cable system, 11 banks, 9 savings and loans, a miniature golf course, and rollerskating. Other recreational facilities include: Mile Square Regional Park, three 18 hole golf courses, a fifty-five acre recreation center with tennis courts, basketball courts, racquetball courts, a gymnasium, and the Kingston Boys & Girls Club; also a community center and a senior center. Newport Beach, Huntington Beach, Disneyland, Knott’s Berry Farm, Orange County Fairgrounds, Verizon Wireless Amphitheater, Irvine Spectrum, and South Coast Plaza are located nearby.

20. HOUSING AVAILABILITY, PRICES AND RENTALS IN ORANGE COUNTY:

  • The average rent for 1 bedroom apartments is $1,006 per month.
  • The average rent for 2 bedroom apartments is $1,331 per month.
