Fountain Valley, a city of 9.87 square miles incorporated in 1957, is located 30 miles southeast of Los Angeles, 400 miles south of San Francisco, and 90 miles northeast of San Diego.

TRANSPORTATION
AIR: 10 minutes to SNA, 20 minutes to LGB, 40 minutes to LAX, and 40 minutes to ONT

INDUSTRIAL SITES
There are 450 acres (almost 9%) zoned for industrial land uses with about 20% vacant and available in parcels ranging in size from 1 to 80 acres. Included in this acreage total are 5 industrial parks or districts. The terrain is flat. Drainage is good. Subsoil is silty sand and piling is not required for average residential structures. Sizes of water mains range from 6 to 16 inches and sizes of sewer lines range from 6 to 96 inches.
RESIDENTIAL SITES
The housing stock is composed of 18,588 units. The jobs and housing balance ratio is 0.85 and the vacancy rate is 1.68%. Approximately 67 percent of the housing is single-family residential, 12 percent is condominiums, 21 percent is apartments, and 2 percent are mobile homes.
