Project Description:

The project includes the construction of a 52,840 square foot building on a vacant 3.44 acre parcel located at the southwest corner of Slater Avenue and Mt. Hermann Street.  The building will be occupied by Mitsubishi Materials USA Corporation as their North American Headquarters and distribution center for their cutting tools and innovative materials.

Project Description:

The applicant is proposing to construct 54 single-family homes and a one-acre public park on the existing Neiblas School Site at 9300 Gardenia Avenue (West of Bushard Street between Heil Avenue and Warner Avenue). The homes will range in size from 2,706 - 3,833 sq. ft. on 7,200 sq. ft. lots and will have 4 bedroom, 2.5 bath to 6 bedrooms, 3.5 baths. The public park will be located at the corner of Avocado Street and Gardenia Street and will include play equipment, an open grass area, bench seating, and a picnic area with a shade structure. An environmental review is currently being conducted in accrodance with the California Environmental Quality Act.

Project Description:

The applicant is proposing to construct a new 162,500 sq. ft., 80 ft. tall six story Patient Care Pavilion along with other improvements, including a 40 foot tall parking structure, to the existing Orange Coast Memorial Hospital located at 9920 Talbert Avenue. The new Patient Care Pavilion will house an ambulatory services center, outpatient medical uses, and office space. The proposed project includes several discretioinary actions including a General Plan Amendment, a Zone Change, Specific Plan, Precise Plan, Tentative Parcel Map, and a Development Agreement. An environmental review is currently being conducted in accrodance with the California Environmental Quality Act.

Project Description:

The project includes the construction of 55 single-family homes and a one-acre public park at the corners of Oak Street and La Paloma Avenue (North of Slater Avenue between Bushard Street and Magnolia Street). The homes will range in size from 2,816 - 4,178 sq. ft. on 7,200 sq. ft. lots and will have 3 bedrooms, 2.5 baths to 5 bedrooms, 5 baths. The public park will be located at the corner of Oak Street and La Paloma Avenue and will include a trellis shade structure, tot lot, play structure, a free play grass turf area, benches, picnic tables, and barbeques.

Project Description:

The project includes the destruction of one single-family home on a 0.68 acre parcel and the construction of 11 townhomes at 12097 Brighton River (West of Harbor Boulevard at Heil Avenue). The townhomes will average 1483 sq. ft., will have 3 bedrooms, 2.5 bathrooms, and 2 car garages. The project has access to the site via an easement along the southern border of the New Chase Homeowners Association property from Harbor Boulevard to the Brighton River Villas.

Project Description:
The project includes the demolition of the existing Sam’s Club and other existing buildings on the 13.4-acre site to allow the construction of a new 131,995 sq. ft. Sam’s Club on the southern portion of the site, a 3,913 sq. ft. Carl’s Jr., a 9,000 square foot pad for future development as a retail building, and a Sam’s Club ‘members only’ gas station at the northern end of the site for a total of 144,908 sq. ft. of space. The project will be developed in two phases with the construction of the new Sam’s Club and Carl’s Jr. in phase one and the demolition of the existing Sam’s Club, construction of the members only gas station and grading in phase two.
