Project Description:
The applicant is proposing to construct 54 single-family homes and a one-acre public park on the existing Neiblas School Site at 9300 Gardenia Avenue (West of Bushard Street between Heil Avenue and Warner Avenue). The homes will range in size from 2,706 - 3,833 sq. ft. on 7,200 sq. ft. lots and will have 4 bedroom, 2.5 bath to 6 bedrooms, 3.5 baths. The public park will be located at the corner of Avocado Street and Gardenia Street and will include play equipment, an open grass area, bench seating, and a picnic area with a shade structure. An environmental review is currently being conducted in accrodance with the California Environmental Quality Act.

Project Description:
The applicant is proposing to construct a new 162,500 sq. ft., 80 ft. tall six story Patient Care Pavilion along with other improvements, including a 40 foot tall parking structure, to the existing Orange Coast Memorial Hospital located at 9920 Talbert Avenue. The new Patient Care Pavilion will house an ambulatory services center, outpatient medical uses, and office space. The proposed project includes several discretioinary actions including a General Plan Amendment, a Zone Change, Specific Plan, Precise Plan, Tentative Parcel Map, and a Development Agreement. An environmental review is currently being conducted in accrodance with the California Environmental Quality Act.
